Be familiar with A and B Khata Properties and know the difference

Land is after all a land plot. Then what is a Khata? Well, in the real estate terminology khata is an important term that one needs to know, especially in Bangalore. If you are a bit confused about Khata and especially A and B Khata read on to know more about Khata and their differences.


What is after all a Khata?

Khata in vernacular means an account. Khata is a document that deals with the assessment details, size, location, owner’s particulars, built up area and others for the purpose of taxation of the property. Khata also deals with the proper identification of the concerned property and the details of the person liable to pay property taxes. Khata is an important document that is needed for obtaining a building license, bank loans, trade license and a plethora of important things. In a nut shell it is a document or a certificate issued by the state government which certifies that the concerned person is the owner of the said property as registered with the municipal corporation and they are liable to pay taxes accordingly.


The difference between the A and B Khata.

A- Khata properties are the properties that one should look for and legally they can construct on it. In actual parlance the A and B Khata is dependent on the jurisdiction of the property that it falls under. If it’s an A-Khata property it falls under the jurisdiction of local Municipal Corporation or authorities. In contrast the B-Khata property will be under the jurisdiction of the local authorities. It is mandatory that one knows which is the Khata status of the property that one is buying. But if one buys a property for construction of a house or a home in Bangalore the property should be registered under A – Khata. This implies that one can construct a building on the land and can also obtain a trade license or a building license based on that land property.

Then what is a B – Khata?
Let us talk about how B- Khata came in to being. After BBMP (Bruhat Bangalore Mahanagar Palike) came in to being and started operation it identified many illegal constructions of homes and apartments and other buildings which enjoyed the civic amenities without paying proper amount of taxes. The taxes so collected from such kind of properties by the newly constituted BBMP were noted in a register called the B register or Khata. This implies that any construction on B – Khata land is a construction not approved by BBMP. Thus it is advisable not to buy such properties. However properties having B- Khata status can be conveniently converted to A – Khata property.
