Even since the dawn of the Internet, many people have found a way to voice their opinion be it on a social issue or a customer review, the internet has been a medium to communicate and raise awareness for most people today, but how do you know if the review is credible or not? Slandering in social media is very common nowadays, it is unethical and illegal but sadly there seems to be no stop to it, as it hard to control the vast and ever growing World Wide Web.

Beware builders now customers can launch an FIR against you

Tough times ahead for property developers as customers now have the right to lodge an FIR against property developers who fail to adhere to certain legal norms.
Special inspector general police of the state has issued notices to the respective commissioners of every zone to book complaints against delinquent property developers and builders and launch punitive action against them. A circular which was issued by one Mr Prabhat Kumar explains about the stipulations of section three and four under the Maharashtra Ownership Flat act of 1936. This act states that a builder or property developer is held accountable if he does not adhere to certain clauses.

We all know prevention is better than cure so it better to check details of builder and constructions companies before you opt for any project. To put in a simple manner a buyer has the authority to take legal action if there property builder or developer is not adhering to certain stipulations. Here are a few cases where buyers can take legal action.

  • If the property developer or builder fails to deliver the flat on a prescribed date to the buyer.
  • Fail to issue Certificate of Occupancy by the property developer before handing over the apartment to customers
  • If the property builder fails to create a society in four months
  • If the property developer fools the buyer by giving them a space which is unauthorised and also if the property developer undertakes any illegitimate activities during construction. So it is better to know the property is in A or B Khata.
  • Transfer of land not finished in four months in good will of society.
  • Failure to deposit amounts in certain accounts which have been approved by flat buyers.
  • No approval for construction as mentioned in rule number seven
  • Failure to present audited statement of accounts by the property developers and builders.

This major move has not gone down well with the property developers and builders community as they feel they can be mistreated and blackmailed from the buyers. The developers claim it is not only them who are at fault.
The State Societies Welfare Association has been helping buyers who succumb to these kinds of issues. They plan to seek justice against those delinquent builders who have made these buyers life a misery by making them run to various corners to file complaints against them. The DG of police has been very clear in his instructions. Police have to register a FIR in the nearest police station located in that vicinity, and all police stations have been briefed to undertake necessary action against delinquent property developers and builders.

Banks are liberally lending to young borrowers with long tenures

Banks are now willing to offer home loans to borrowers who are younger in age at early stages of their lives and careers for a long tenure. Earlier these long tenure loans were considered as high risk factor by the banks but the notions and outlooks have changed today. The loans are offered by the banks to the young professionals according to their expectations and needs of the size of property and locality. The banks are open to offer home loans to prospective borrowers for even thirty years or so for the ones borrowing for the first time. This is a certainly a good news to the prospective home buyers and the young borrowers.

This has been decided by the banks after the successive repo rate reduction by the RBI and the government measures to remove the road blocks of the borrowers. The experts opine that this step by the banks will certainly help the consumers, end-users and investors as well as the developers. In these circumstances it is believed that the ability of repayment of the customer is more compared to the by gone times. The economists and financial planners want the credit to be pushed due to which the cost of credit has been reduced. Taking a loan capital to build houses and buy houses and apartments are no longer considered as bad or risky. The youngsters today also are willing to take higher loan amounts from banks for a longer tenure. The banks have also simultaneously changed their strategies to cater to this demand of the young population and are offering higher loan amounts for longer periods than before. But these longer tenure loans are generally offered to buyers with higher value of property. The property value for these long tenure loans are normally more than one crore of rupees. The banks have started to offer longer periods to these buyers with the assumption that their repayment ability will increase as they grow. These borrowers are normally in the age group of 25 to 30 years. The banks argue that young borrowers are not usually given higher loan amounts as their salary levels are usually low. Usually the young buyers were restricted to get higher loan amounts and this limited them in buying higher value properties as their potential to pay the EMIs were less. In contrast the banks have now changed the strategy to disburse higher loan amounts to young buyers with even lesser income but on a longer tenure, generally for 25 to 30 years.  Visit to know what to check before buying a house.

The builders have also started taking this opportunity to capitalize on this and increase their sales. In that, the banks have tied up with the builders for mutual interest. This is also a fact that unsold inventory is more in the price range of Rs. 75 lakhs to more than a crore. This makes a win-win situation for the banks as well as the builders and as the young generations are given to enjoy larger flats than what their financial conditions permit, they are also happy. Not only in the high priced sector, the tie ups with the banks are also a case for the affordable sector as well. Normally, the banks approve few projects and they financially help the developer in constructing the buildings and the projects. Check these details if you go for an affordable Housing Project

It is certainly true that owning a house is the desire and a dream of everyone. There are factors like the price of the land and the property which decides whether the property is the right one to purchase. Clarity of title of the property

It is often noticed that land in the outskirts of the city are bought from the farmers who do not have a clear tile. The legal papers of the land are also not readily available at the Panchayat office. Builders cannot retain the customer’s registration charges under new policy

Delhi: The department of Town and Country Planning (DTCP) has come up with a new policy which will be a major relief to the home buyers. From now on the developers cannot retain the customer’s money on account of registration charges.
The new policy issued in the second week of March 2016 states that the developers should execute the conveyance deed within 15 days of the receipt of the registration charges from the customers and the home buyers. In case the builder fails to do so, this money should be refunded to the allotees of the flats or the builders could adjust the amount against other such dues save the up-keeping charges.

The officials of the DTCP said that this move has been primarily aimed at preventing the builder to misuse the customers’ money. At this present moment in many cases the developers normally delay the execution of the of the conveyance deed for many years even after they have received the registration charges from the home buyers.
The developers will no more be able to withhold the money in the name of registration charges from the customers and the allotees of the flats as per the DTCP officials. DTCP has also made it compulsory for the builders and developers who have to submit a certificate from a Chartered Accountant stating that no amount of customers’ money is withheld in the name of stamp duty charges. In case any of the builders fails to submit the certificate, approvals for the building plans will not be granted. The other benefits like renewal of license and others will also be postponed.

The officials from the DTCP said that there are many instances where disputes have been lodged between the developers, allotees of flats and the revenue department over this delay of the execution of the conveyance deed for which the money had already been taken. Few of the major customer complaints, feedback, reviews have also reached the Grievance Redressal Forum and according to its suggestions this policy decision has been taken. 
The new policy states that if in case the builder is not able to execute the conveyance deed within 15 days of the collection of the registration charges or even fails to return the allotees’ money a joint bank account will be opened with the developer, DTCP and the RWA.

Myself Aparna comes from Delhi. Recently I moved to Bangalore and joined Software Company. I am searching an apartment in Hosa road or Begur road. I visited so many sites but I felt they are asking so much. One day me and mine friend visited one property Expo. Then I came across the TGS Constructions offerings apartments at affordable prices. Then I conduct search on TGS Constructions. I get to read few negative comments about TGS Constructions. I wonder whether they are fake or genuine. I have always been in the habit of reading the web reviews and read the TGS Construction reviews too. I am myself from the internet marketing field and somehow felt that these online reviews/comments may be fake because of their description and the language used. So I went to TGS Constructions one day and wanted to buy a flat in Hosa Road or Begur Road or near the area. I was amazed to find out those 650 sq. ft. flats at a price of just Rs. 14 lakhs. That was amazing and then again I was in doubt. So many doubts came to my mind. The company itself allowed me to talk to past customers and even the land owner. Then I checked all the papers through my own lawyer and found out that all was right and there was full title of the land also. These made me book the flats in TGS CAPETOWN, Begur Road. The constructions are about to start as per the last update. They keep in touch with me about every latest development. I am happy. I have not yet found anything bad about the company.

Detect the Fake Online Product Reviews from the real

Internet is a great place for information exchange. Everyone knows it and has started to look into the reviews, views and comments of customers those who have used the product. It is undoubtedly a time of great change of technology and newer services are coming in to the market place every now and then. New and newer websites are also created every day and many of them are becoming popular too. So there is a need of checking them and to cross check what kind of products and services they deliver. New and prospective buyers find it convenient to go through these reviews and then collect information and make their first opinion. But do you know that research has revealed that most of them are fake and aren’t genuine at all to be considered.
There is a new game that is being on in the internet review world. Few are authenticated by the company and there are websites which only accept reviews with genuine receipt vouchers and proofs of default transactions by the company if one writes a negative comment. But again the experts caution us of being skeptical about the assessments of the online reviews of online critics.

Examine the language:The right reviewers would not use vague language and beat around the bush. They would always give the right description with specific user’s experience. This is also true cautions the researchers that if the reviewer writes the model number, specific product names with too many technical jargon then there is room to be skeptic. An example would be “The battery was horrible, I hate it!” is most likely to be a fake comment. The reason is it does not state anything specific about the product. On the contrary if someone writes “The battery just lasted for 2 hours and then started leaking” there are chances that it is genuine.
Examine the Reviews language
Check the timing of writing the reviews: The reviews that are written in an hour’s time may seem to be fake. The reason is that one person may have been appointed to write fake comments from different locations and he might have written those in a flurry.
